Are you prepared for the trickiest part of selling your home?
You’ve made the decision to sell and taken time to present your home beautifully for buyers. Viewings have taken place and an offer has been made and joyfully accepted, you’re now home and dry – aren’t you? Even though you will have gone through a whole host of emotions to get to this point, you’re now about to enter the trickiest part of your sale. Before you start to panic, rest assured we’re here to guide you through.
Many people believe that finding a buyer is the hardest part of selling a home, but if your property is with the right agent, although challenging, this should happen swiftly. Sadly, though, thousands of home sales don’t make it through to completion. There are a number of factors that come into play here, which is why it is always best to be prepared.
We all want things to progress smoothly and as quickly as possible, and delays can start making people nervous. The last thing you want is for your buyers to start to rethink their decision because of delay after delay, so it’s important that you do whatever you can to keep things moving forward.
Not being ready with paperwork is one way that the process can be delayed. It’s important that you respond swiftly when you receive a document to sign, or you’re requested to present a certificate or other paperwork. You will need to confirm your identity with a passport, driving licence and a recent utility bill – we’re sure you will have those close at hand.
Other documents that you may need to start pulling out of that safe place are the deeds to your home. We have had sellers in the past who couldn’t actually remember where they had put them and it took a few days for them to discover where that ‘safe place’ was.
You will also need certificates for any works that have been completed on your property, such as an extension or conversion. A copy of your lease should your property be leasehold, and, if you pay any service charges, your management information pack.
