An important part of the letting process is the Schedule of Condition and Inventory. A member of staff will visit the property prior to each new tenant moving in to produce a detailed report on the condition of the property room by room, including external areas such as the garden. The document includes listing items that are to remain in the property, complimented with colour photographs to present an accurate representation of the property. Without a Schedule of Condition and Inventory it would be impossible to justify the condition of the property prior to a tenant moving in, therefore making it difficult to hold money back from a tenant at the end of a tenancy due to the lack of evidence on the condition of the property when the tenant moved in.
