As part of the service we will receive all rents on your behalf, sending it on to you less any commission and expenditure incurred during that period. Whilst we carefully monitor all rent payments, Knightsbridge Estate Agents & Valuers cannot accept responsibility for non-payment of rent by any tenant. You may wish take advantage of the Knightsbridge Estate Agents & Valuers Rent Guarantee Scheme to prevent losing rental income should a tenant not pay their rent. Every property at some point will need a repair or some form of maintenance. We will become the tenant’s first point of contact and can deal with all repairs on your behalf consulting with you before work is carried out unless otherwise agreed. When work is required we can either use your preferred contractors or call upon our register of contractors that meet our standards and reliability demands.
As a key part of the management service, we will carry out property visits approximately every three months from the tenancy start date. A letter will be sent to you reporting on the condition of the property and if any areas of maintenance / repairs need to be addressed.
Prior to a fixed term expiring, we will contact you in writing approximately two and a half months before to review whether you wish to renew the tenancy, allow it to go onto a periodic basis or serve notice on the tenants to vacate the property. If the tenants are to move out, a final inspection will take place. If any work is required, such as additional cleaning, garden work, etc then the necessary estimates will be obtained to ascertain the likely cost. (There are guidelines and legislation in place that have been set by the Housing Act 2004, that state that the deposit needs to be returned to the tenants minus agreed deductions within a certain timeframe. The Housing Act 2004 requires anyone – landlord or agent –who accepts a deposit for an Assured Shorthold Tenancy (AST) to belong to a designated scheme to protect it. The scheme must also provide a resolution service should a dispute arise about the allocation of the deposit on expiry of the tenancy. As a company we have subscribed to ‘The Dispute Service’.)
